Mold Remediation Glendale

Found that fuzzy black stuff in your attic? You're not alone. Glendale's older homes and our warm climate create perfect conditions for mold - especially up in Verdugo Woodlands where roof leaks are common. We'll get rid of it and figure out why it showed up in the first place.

Why Mold Shows Up in LA-Area Attics

Most people think mold needs a wet climate. Not true. Here in Glendale, mold often starts from a small roof leak that went unnoticed. Or condensation from AC ducts. Or that bathroom vent that's been dumping humid air straight into your attic for years. We see it all the time - Burbank to Pasadena, same story.

We don't just scrub the visible mold and call it a day. We'll track down the moisture source - cracked boot around a plumbing vent, bad attic ventilation, whatever. Fix the actual problem. Otherwise it's coming right back in 6 months and you've wasted your money.

How Do You Know You've Got Mold?

Sometimes it's obvious, sometimes it's not. Here's what to watch for:

  • You Can See It

Black, green, or white fuzzy patches on your rafters, insulation, or plywood sheathing. Don't touch it. Seriously. Mold spores spread like crazy when you disturb them.

  • That Basement Smell

You know that musty, earthy odor? If your house smells like that - especially when the AC kicks on - there's probably mold hiding somewhere. Attic's usually the culprit.

  • Old Water Stains

Had a roof leak last winter? Even if it's dry now, mold grows on wood that stayed damp for more than 48 hours. Those water stains? Worth checking out.

  • Your Allergies Got Worse

Sneezing more than usual? Kids coughing at night? Sometimes mold shows up in your health before you spot it in the attic. Happened to a family in Sparr Heights last month - their daughter's asthma got way worse, turns out there was black mold behind their HVAC unit.

How We Handle Mold

Proper remediation takes time. Here's what we do and why.

1

Find the Source

Mold's a symptom, not the problem. We'll find where the moisture is coming from - vent issue, roof problem, HVAC condensation, something. No point removing mold if it's just coming back. Inspection's free.

2

Seal It Off

Before we touch anything, we set up plastic barriers and negative air pressure. This keeps spores from spreading into the rest of your house when we start disturbing things.

3

Remove the Damage

Contaminated insulation and drywall have to go. Sometimes we can save the wood with sanding and treatment. Sometimes it's too far gone. We'll tell you straight up what needs replacing. Most mold jobs run $1,500-4,000 depending on how much area's affected.

4

Treat and Fix

Antimicrobial treatment on all remaining surfaces, plus we address whatever caused the moisture. Might need better ventilation. Might need a roofer. We'll coordinate with you on next steps so this doesn't happen again.
